Revised Birch Bay Resort Rules

  • Parking is permitted in authorized areas only. No parking permitted on roadways within the grounds. Vehicles must be parked within the lot perimeter.
  • Speed limit is 10 Km/h for all vehicles including bicycles.
  • Residents and visitors are expected to observe all posted rules and regulations for all facilities.
  • Lot owners are responsible for the conduct of their children and must ensure that they observe the rules.
  • Children and youths under the age of 19 may not stay at this resort without an adult present.
  • Quiet time shall be observed from 11:00 PM until 9:00 AM.
  • Young people under 19 years of age must be in their campsite by 11:00 PM unless accompanied by an adult.
  • Consumption of alcoholic beverages not permitted on any common areas.
  • Profanity, abusive or loud language and other objectionable or disturbing behaviour will not be tolerated.
  • Off-road unlicensed vehicles may be operated in designated areas only. Check for details with the Office or Society Directors. Resort work vehicles are exempt from this ruling as well as medical assist vehicles.
  • All residents are responsible for the security of their own sites and belongings. Anyone loitering on or near your premises should be reported to the Office or Society Directors immediately.
  • Household garbage only must be deposited in garbage receptable near the storage shed. There are also receptacles throughout the park for your convenience.
  • Dogs and cats must be always kept on a leash. Pets cannot "do their business" on park area lawns as this will be where children play. Please allow them to "do their business" on walking areas like up the hill side trail. Pet droppings must be picked up by pet owners. Pets must not be left unattended in campsites. No Exceptions.
  • Fires are allowed in designated fire pits only. Fire bans must be observed when in place.
  • Any resident or guest who willfully or negligently defaces, damages or destroys property or equipment belonging to the resort shall be liable for the full value thereof.
  • No hot tubs are permitted on RV Lots or Cottages. This does not pertain to the permanent residence.
  • Only one recreational vehicle per site unless by consent of Society Directors.
  • Clean all fish down at the cleaning station at the Boat Launch. Please clean up after you are finished so that it is clean for the next fisherperson.
  • Please always stay on designated paths and refrain from climbing the banks or walking through other people’s campsites.
  • Our trees are a special part of this campsite and must not be broken, burnt or walked upon. If you wish to have some pruning done, please refer to the Society Directors. Removals of trees is not permitted without approval of Society Directors. If a dangerous tree is identified a professional Arborist must be consulted, and recommendations must be forwarded to Society Directors.
  • Playground equipment is provided for the pleasure of registered guest’s children and any damage will be the responsibility of parents. Please exit the playground by 9:00 PM
  • For the enjoyment of fisherman and boaters alike please respect everyone and do not cause any unnecessary wave action around the dock areas by taking off too fast or behaving in a reckless manner when operating your watercraft. Please abide by the Slow No Wake signs located inside our water lot.
  • No boats, paddle boats or zodiacs brought up on the beach.
  • Fueling of boats must be on the fuel dock only.
  • Each lot is entitled to one boat trailer parking space only.
  • Absolutely no Costco tents, plastic tarps, or any like plastic enclosures allowed on any site during May – Oct.
  • Each lot may have one garden shed no bigger than 6ftx6ft. They must be placed so they do not obstruct anyone’s view. A plan must be submitted for any structures of fences, decks, gazebos, retaining walls, patios and storage sheds for approval. No fences higher than 4ft will be permitted and all fences must be within the perimeter of a site lot.
  • The back end of the property line is at the end of the fences. No properties should extend past the property line.
  • If the underside of a recreational vehicle is used for storage you must close it in with lattice or skirting so it will be always neat and tidy.
  • All facilities will be used by the residents and their guests at their own risk.
  • The pool rules must be followed by everyone using this facility with no exceptions. The pool will be open from 11:00AM to 8:00PM. Only registered paid guests are allowed in the pool.
  • The cottages will be maintained in substantially the same condition and will have the same façade, general design and style as the time of receipt of the Disclosure Statement. Any substantial changes to the style or design of the cottages including but not limited to colour, exterior materials and design require written approval of Society Directors.
  • Lot owners shall not assign or sublet their lot without first obtaining the written approval of the Society Directors. Owners must apply and forward information on prospective renters to the Society Directors for vetting. Renters must abide by the same rules as the owners and must sign a Rules Acknowledgement Form.
  • Visitor must register at the office upon arrival and pay the day rate of $10.00 per guest maximum of 4 persons. This fee does not include the use of the pool.
  • ABSOLUTELY NO FOOD OR DRINK CONTAINERS OF ANY KIND WILL BE ALLOWED IN THE POOL AREA.
  • The pool is for use of registered guests only that are staying at our resort.
  • For the enjoyment and respect for all guests cannabis smoking is not permitted at Birch Bay Resort property.
  • NEW RULE MARCH 29/2021: There shall be no new gazebos or 6ft x 6ft sheds erected on cabin or RV lots without written approval by the society directors. One 6x6 shed is in the bylaws already. Each lot will be allowed one gazebo. What was in place before the society took over will stay in place until an owner sells their lot and it would then revert back to one shed and one gazebo per lot.
